Lived here all my life. Here is what you need to know. Summerlin and Henderson
are both very nice. But you will pay a premium of 50k or so to live there. The lots tend to be larger in Henderson because it is older. Summerlin tends to have tiny lots unless you are buying a 600-700k house. Summerlin is very nice, but to me it is kind of like living in CA, but without the beach and weather. Not for me. I have family there as well and their wards are seeing crazy numbers of missionaries come home early. Don’t know what that is about.

I just bought a short sale in Southern Highlands. I love the area, which is all Italian themed, but hate having two HOAs and two fees. I can get to work quickly due to how the freeway is.

Mountains edge is where you need to go if wards with tons of kids is a priority. Tons of LDS families there. Nice new homes, often have no yards. Like almost brownstones in some areas.

In the northwest above Summerlin, you can get great deals, but then you have to live in the northwest.

Lake Las Vegas is booming right now and is a very cool place, but I would hate having to drive 20 minutes to get to the closest real grocery store.

Inspirada is the newest master planned way south in Henderson. I think it is too far from everything personally and the prices down there are nuts.

Las Vegas has a couple neighborhoods that are small and in high demand if you are looking for something unique. The scotch 80’s is as close to historical homes as we have. The homes range from the 40’s-brand new and are all very stylized. Homes don’t last long on the market as they are unique. I think it will become a center if the medical community as it is close to the new school and medical district they are working on.

The Quail neighborhoods in Henderson are the same way. Mostly built in the 80s so some are classic or have been renovated and some scream 80’s style. They still move quickly and for high prices because they are unique and there isn’t much unique in Vegas.

I would look at the green valley/anthem/seven hills area if I were you. Nice as Summerlin but less crowded.

There are other nice neighborhoods of course, but if you want customs and large yards, they are outside of your price range.
