But after selling two houses, I realized that there is no way to know exactly where to price a house at, especially when there aren't a ton of buyers ought there. I didn't want to sell our first house for too low so I put it just a little above the highest comps. It sat for two months (when houses in that neighborhood were typically going under contract in days) and I had to come down quite a bit on the price before we finally got an offer. In retrospect, I think I could have gotten a little more if I had priced it a bit lower to start out with. It's not an exact science.
