Good conclusion though by OP. Some renters will ride this for all it's worth. It will be difficult for landlords to ever get rent from some until the Covid19 restrictions go away.

My neighbors below me (renters also) have declared bankruptcy before. I've noticed they are home now and not working. (Utah, now mandated in my county for non-essential work) I'm guessing their gov't check will be spent on partying. My friend, the landlord, will probably have to eat a couple of months rent.
