It wouldn't appraise for that. I wouldn't appraise it for that anyway. The
nearest (four houses away), most similar sale, sold for $465,000. - Even though it closed back in march (you could make a time adjustment).

There is another listing for $575,000 but its superior to the subject (and like I said it's a listing, not a sale). Anyway, again, $649,900 wouldn't be in the cards if it was assigned to me.

Ok, back to the appraisal I should be doing...
