IMO WFH sped up the natural process. All of the sudden a huge amount of

Renters in CA could afford to buy a house 30-50-100 miles from their office. That demand sparked an exodus when people realized they could sell their WW2 starter house for $2M, leave CA or Seattle and pay cash for a nicer home in another state and still have $4-500k left over. plus their 401ks and still have their jobs. Kind of a perfect storm
