The assessor flat out told me if you build a home unique to your neighborhood,
what your brand new home appraises for is entirely dependent on how hard-working your appraiser is. If he’s a hard worker with some empathy, they’ll look just about anywhere in the county trying to find truly comparable homes. A lazy one “who doesn’t like to write longer reports” may literally limit your comps to just your specific neighborhood and there’s not a danged thing you can do about it. What a screw job.
