Most areas you should avoid are not hotel areas or very touristy
If downtown, be prepared to deal with a lot of panhandling, or at least people standing around and acting weird. It tends to be more striking than in other bigger, busier cities.

It’s mostly bear-on-bear crime in the downtown area so you should be fine.

This is spot on. The rough areas are generally not tourist spots.
