Disagree that the listing price is what you’d sell it for.
Listing price is the starting point of advertisement to sale. If the price is interesting enough, one or more parties will engage.
If lots of parties engage, the price I’m willing to sell it for just went up.
If I’m desperate and no one has engaged, my price went down.
Price is variable.
