But if my properties are generating revenue, why would I sell? 2008 was diff
In that many pre-2008 investors were buying properties as purely speculative investments—they weren’t living in them and weren’t renting them. When a crash came, they needed to sell as high as possible to maximize gains/minimize losses.

Investors today are primarily buying with the intent to rent. As long as rents are greater than/equal to mortgage payments, there’s no need to sell unless you need the liquidity for something else.
