some people just would rather have the cash today for some reason. Not what I would do, but many people would rather take the equity and build a pool or remodel their kitchen or even go on vacation. Most people don't make good financial decisions

Of course they will. But you said the average buyer refis or sells every 2-3 years. That's dependent on a lot of refis.
