This same analyst is the one who says Utah has more fans then BYU.

On slide 160 he has Utah as twice as valuable as BYU and a much better football program.

He also thought Rice was a compelling strong candidate for Big 12 expansion (due to strong academics and non-football sports), and thinks Stanford is the top, most desirable program in the nation (for the same reasons).

Now, BYU happens to be pretty good at non-football sports and have solid academics, so we like that emphasis, but it isn't reality.

Finally, I'll just leave you with his quote from him last year on the PAC 12.

"Reporters covering realignment 'chess pieces' wrongly think that PAC-12 (especially the California 4) schools are very fly-by-night willy nilly about conference jumping. Unless all 4 were to go somewhere it would be unlikely to see 1 or 2 do it alone"
