I have sapphire, bonvoy, and Citi Costco- it’s all in about 800 a year

I automatically get 450 minimum in hotels fees kicked off. Costco always kicks back 300-400. Plus Costco always has the best deals on car rental. That saves me a few hundred a year. Last year I got at least another 800-1000 off credit card bills. I think that number is low. Add to that hotel status upgrades, traveler TSA and I’m sure other things. It comes out so great

Same I borrowed from my 401K 3 years ago to increase my down to avoid pmi.
