I take $2 Million and leverage up to buy $3-4 Million worth of multifamily

real estate. The other $1 Million I invest in the stock market. This is a pretty safe level of leverage while still allowing you to capitalize on the upside. Between your interest expense and depreciation you should be able to offset essentially all of your real estate income and have that income be essentially tax free.
