collapse, so everyone from that point forward has a good track record. But I like them. I like the asset class. They are BYU guys but they are out of Colorado. So lots of property they develop is Colorado or Texas. But they are starting to do more in Utah. But if you don't already have to report taxes in Colorado or Texas then it could add complexity to tax returns...maybe. I'm no expert on taxes. I do know that I already have to report in those states so it isn't an issue for me.
