Most real estate gurus, including a very wealthy friend, preach the virtues of leveraged purchasing of homes. The buy and hold, fix and flip, sign and assign methods have worked for some people to great effect.
They preach generational wealth as the best gift you could ever give your loved ones. It's the end-all, be-all of this world. I'm not sure I agree. I've seen ruined families, compromised marriages, ruined grandchildren who fritter away money in an entitled purchasing frenzy. Most wealth is gone by the 3-4 generation, and the children are not better off for having their every wish granted.
But as far as unneccesary debt goes...
