at some point by a broken sprinkler or storm. I think we are at about 80% of our rentals that at sometime the basement floods. Its not like a common thing we can prevent because we have only had a few flood twice. Unless the increase in rent is significant, I wouldn't do the basement. We have finished multiple basements so I know sometimes it makes sense, but I would lean on not doing it.
