My wife and I have always wanted to invest in real estate. We're looking at some 4-plexes. We'd love to invest in one, see how it goes, and expand to additional RE in the future.

Is now a good time? The worst time? An ok time? Doesn't matter the time?

I've been doing some calcs on a mortgage calculator I made and it looks like we can invest in some properties profitably. Just not sure if we're not considering some major economic factors and shooting ourselves in the foot if we move forward with real estate investing.
