Both really, rental values but also undeveloped property or property
that could be redeveloped, (ie the 13 acres near the Courthouse that is just parking right now, the blocks east of the KSL buildings that is parking, etc) there is still quite a bit of open space that could be sold and developed and all of that property is significantly more valuable than it was before City Creek.

Plus there's always that move to Missouri thing...
