Reasonably close to 2 airports (Atlanta and Charlotte) with nice weather and good schools. Not tax free, but if you live near Augusta Natl you can AirBNB your house for Masters week and bank about as much as you'd pay in state taxes.

Seems like Austin is quite a bit more expensive. On the surface, for an hour drive, doesn’t seem worth it.
