Review it. Hopefully it turns out to be exactly what you understand it to be with fees. Most of the time, the lender just adds it to your loan balance and uses words like, "no cash" and people confuse that with no points and no fees. The settlement document tells the real truth. Every time I read one of those I get pissed off due to some $85 charge that the title company dishes out for overnight packages.

Points are usually pretty well disclosed, but surprised with "no fees". In my past I would ask for negative points which would cover title costs and any lender fees. You may very well know what you are doing - I never know how much to buyer-beware folks. Lots of people have no clue what they are doing and think they are getting some great deal when they really aren't. Hopefully you are receiving exactly what you think you are getting.
