Don’t look at it as a short term investment. Real Estate is on the
riskier end of investment options. The market could take a downturn at any given time. You can typically expect to get a return on your investment if you are going to hold onto it for several years.

Like HarlemCoug said, look at the financial docs. Are there tenants in there now? Are they paying market rents? Do you anticipate that they will stay there?

If it is out of state, you’ll have to figure in the expense of a managing company to manage the property.
