This all sounds fishy. Too many conflicts of interest.

I would want separate representation in any transaction like this. Lots of conflicts of interest here. I wouldn't want the person who's home I was buying to know the details of the transaction where I sell my home to buy theirs. I also wouldn't want them to be the realtor on selling me their own property.
