Good chance best ones never see public listings.
Especially given where home prices are.
Others may know better than me, but it seems that the best rental properties wouldn’t be listed on MLS, wouldn’t be on long enough to buy up, or would require some work up front so it would be be apparent by looking at current listing.
Given the particularities of local markets, it used to be easier to arbitrage local knowledge. But institutional investors are increasingly purchasing home based on sophisticated algorithms that chart prices, mortgage rates, Projected rental rates, And macroeconomic factors. Not saying it’s impossible, but a lot of low-hanging fruit gets snatched up more quickly
