Not even close. Been investing since 2002 and returns blow away the market.
I have refinanced and have all of my original investments back and then some tax free, all properties still cash flow really well, get equity growth through appreciation and paydown, and the tax breaks are great.
That being said the market in Utah is really hard right now as prices are too high for rents to make most properties makes sense but we are finding a few. Be patient and opportunities will come again.
