If it's a seller's market, you can do this easily. Put up a sign. Put it in
the paper. Be prepared to offer a commission to a buyer's broker. Even people not represented by brokers might ask for a 2 or 3 percent discount when they learn you don't have a broker.

You will also get mauled by brokers who will come to see you only to get your listing. Ask them if they represent buyers. They will say yes. Tell them you will be happy to pay them a 3% commission if they bring a buyer. You will probably not hear from them again.

I don't have a high opinion of the utility of real estate agents, but I'm a lawyer, and I only see the deals gone bad, which are usually caused by brokers who are too stupid to write up a decent contract or give good advice.
