Have you seen Signs? It's alien spooky, not exactly horror, but the premise...
and storyline have always been kind of terrifying to me. There are some good, intense scares and also a surprisingly satisfying redemptive component.
Maybe with the other stuff your son has been exposed to, this will be a big pile of "meh", but I think it holds its own pretty-well.

When I was younger Poltergeist freaked me out. But the movie that freaked me out most recently was Hereditary.
