A fair proposal in all of this is municipalities requiring new developments

To be under a % of owner occupied homes, with those that want an investment property having to keep some type of filing with the local muni. That way it provides for some volume of real estate investment but also caps that so everywhere else doesn’t become like NY, LA and SF.
