Tell your wife’s grandpa he isn’t really helping if he’s not helping you on the deal.
As he could get you a 3% lower purchase price by waiving his commission as well.
You’re essentially paying 3% more than you otherwise would unless you absolutely need that 3% gifted for down payment requirements.
