Smart or not, that's who will get the house the OP wants. Utah will be another red hot market this spring and summer. I don't know if it's quite that desperate yet in Utah, but this is already common in other hot markets. I'm not even saying don't do an inspection or tour the house - which is what many are doing.
Having a house with 5-10k in repairs and a lower interest rate is better than another year of renting and higher interest rates.
