The main advantage of a trust is that your heirs get to avoid probate. I Amy be
wrong on this now, but I believe that in Utah if you own any real estate (no matter the value) your estate needs to be probated.

As others have explained on here, you still need a will to pour over your assets into the trust when you die if those assets weren’t in the trust already. Also, at least in Arizona, you typically name the guardians of your minor kids in your will.

In my opinion, it’s worth it to meet with an attorney. The trust will be more expensive up front but you end up saving time and money in the end with a trust.
