I'd get a new REALTOR. They can make a big difference. I had on once that

basically put the sign in and nothing else. After 4 months of that I got a new one who brought a busload of fellow agents to view the property within a week of listing with him. We had more traffic in the first 2 weeks with the new guy than we did with the previous person in 4 months.
