Not just the East Valley but the same Development hasn't even been built out yet
When a buyer can get exactly what they want for a similar price... I would take the totally new. Particularly with the unfinished backyard...

that being said. Based on experience of our ward/stake there is some oversupply @ this price point & higher in the East Valley causing prices to drop. I wish it weren't so because I am in the process of remodel/flip (not really a flip because no time crunch and we are living in the house) plan on selling next year.)

Houses for sale in my neighborhood 3 miles away in QC have all dropped prices from 15k - 50k in the past month. $650k - 985k
