#2 I think you are right about the master. I might swap the guest bedroom upstairs and the master.

There will be a secret tunnel or two through the crawl space. The boys want me to finish a 4 foot tall section under their room in the crawl space. We will see how that goes. I worry about ensuring ventilation down there. Good idea on the linen closet. I will add it to the plans.

If you decide against moving the master upstairs, you can always move the door. Or put it behind a bookcase.

I will be using Nudura ICF for the exterior walls, but I plan to use extra Rebar above all doors and windows.
