ICFs are brilliant. Even more reason to include the rat slab in the crawlspace.

If you put down some board insulation under the slab you will have an conditioned crawlspace, assuming your insulated forms come all the way down to your footings. If you do this be sure to include a small air circulation fan pulling air from your conditioned space down under your floor.

ICFs are great. You are going to love your house.

If you decide against moving the master upstairs, you can always move the door. Or put it behind a bookcase.
