Corn Pop Intervention Needed
No, keep the master right where it's at. You've sufficiently tucked the door
back a ways, and you don't want to ever worry about who might be beneath you listening.

I like having a half bath for guests. That way you don't have to worry about how clean the kids are keeping their bathroom before you invite people over. Kind of hard to envision where it would go with your current plans, but perhaps consider putting a second bedroom upstairs, coverting one of the downstairs rooms into an office space and using part of it for a bathroom.

I would extend the wall parallel with the stairs to enclose the mud room. This will muffle the laundry sounds and also make it easier to add storage/pantry space.

I wouldn't do a wrap around porch as that's a ton of initial money followed up with added maintenance through the years for space that nobody who has one ever really uses. I would consider a matching rear porch to shade your grille and other back deck furniture. Keeping the sun off greatly extends the life of everything back there.


Anyway, solid house plans. A little jealous cause my local banks went on lockdown after Covid and aren't loaning to non-contractors. We had much more detailed plans and a full cost estimate and were still turned down for a construction loan as our own GC. Too many people weren't able to survive all the delivery delays and price increases, so our banks put the clamps on it.
