called various seller's agents and they typically will meet and the property and give me a quick tour (not in as hot a market as we are currently in). When I tell them I don't have an agent and ask if they will give up 2% to make the deal work ... many (but not all) refuse. Some want to keep the whole 6% to themselves and others have told me I should get a real estate agent--even when I tell them I am perfectly comfortable without. I think many of them add value, but it sure feels like collusion when so few will negotiate off the 6%.
