homes provided the landlord does not use the services of an agent or broker. Various state laws may tighten these restrictions but not loosen them.

Not sure what Utah’s exact law is, but I think it tightens it to basically duplexes

I think it's just service animals protected by the ADA but it is illegal to bar service dogs.

I couldn't remember on ESAs, though I know you can get the paperwork without doctors note for $60 online.

Sorry it’s not the ADA, but rather the FHA - fair housing act that allows them.
