with the city heavily to get it done.
For this specific city (more like a large town) it is completely changing the downtown area as it’s OZ is located in downtown. So lots of new investment going into revitalizing the Downtown of the city, which is great for the city itself and its residents.
And the city is trying to get developers to include affordable housing but it’ll be minimal in this town because market rents are already low in the area with high development costs.
But some developers are more focused on keeping current residents in the neighborhood including residential and commercial than others.
At the end of the day I think it’s a good program with decent intentions but think they oversold the idea of ability to keep current residents in these new developments and it’s another way to get capital into areas.
