The part about refusing an agent at negotiations is not enforceable.
If the buyer wanted to purchase the home, but didn't have their agent present at the initial meeting, the seller could require that the full commission go to the listing agent as the procuring cause. You could negotiate to have the seller waive that right, which I have seen happen, but if the seller stuck to their guns, you would either have to comply or walk.
