I don’t really understand how the rolling equity thing works.
It seems to me that if the market price rises, the tide lifts all boats. So you’re essentially using your equity to buy a house that has also risen in value the same percentage. Therefore, at the end of the day you really don’t have any additional buying power relative to your income. Not to mention the money lost in every move (ie closing costs, realtor fees, etc). Someone correct me if I’m thinking about this wrong.
