I have thought that too. Been wondering lately though if the last few years have

just been demand previously pent up from the Great Recession making it hard for builders/developers to keep up. I agree we have to consider this uncharted territory given the massive hits real estate took beginning in 2008-- nothing like it has happened in our lifetimes.
