Question: Is it common for a recently constructed home in northern UT to not
get appraised for the purchase/build price or higher? This question pertains specifically to a home that you just had built, in other words I'm not talking about an existing home, I'm talking about a home that you had specially built for you and when you're done with the construction the home then gets appraised for less than you put into it?

I know this is very common when you do remodeling but I have a real estate agent who says that if you build a home that ends up being the nicest home in a neighborhood, appraisers don't always use truly "comparable" homes to arrive at the dollar per square foot number that affects the appraised price. Has any CBer out there been in this same situation?, and if so, what did you do about it?
