builder owns the lot in question and the realtor offered us a larger, more expensive lot (which I bet is also owned by the builder) with the lure of the possibility that building a very nice home on a smaller lot in a lesser-priced neighborhood might result in an appraisal lower than the build cost. We buy a larger, more expensive lot in a more upscale neighborhood and she gets a bigger commission.
