Just look at how dominant Temple and Tennessee St have while sharing NFL stadium
And San Diego State has had that advantage for a long time... so it's no surprise that they're dominating the Western US.
It's crazy to me that we can argue San Diego St is a good option in part because the Chargers have left and so they have the market to themselves, but then argue that UNLV doesn't struggle with the Raiders relocating there and splitting off some of their fanbase.
I'm amenable to arguing an NFL team can hurt or that one can help. But arguing both depending on what's convenient? Not OK with that
