So yes, in a technical sense it can be. I mean when you evaluate personally how much you're worth you don't include it.
Also agree that eventually you will probably sell your home and use those proceeds to fund a retirement home/community. And that's one reason to own your home outright sooner rather than later. But when I have friends in their thirties telling me that they've "made $300K" the past four years because their home appreciated and they're not planning on leaving Utah I silently hope they don't make financial decisions based on that appreciation.
