By far the most in history. Another 800,000 single family homes also currently under construction. Not a record but by far the highest since 2007.
The media has stated a shortage of 5-7 million single family homes as of 2020. The problem with their calculation is that it only looked at 2 factors:
New household formation
New single family homes
It does not account for:
Condos
Townhomes
Apartments or other multifamily
We have tons of places for people to live. Some of it is going to get much cheaper whether it be apartments or townhomes or even single family is anyone's guess.

I don’t think condos/apartments are as close of a substitute as some people assume. Families want SFHs. Townhomes are
