I am not willing to flat out pay 5k more

I am willing to pay 5k more over a 30 year loan (~$30 a month). When the appraisal comes in lower, lenders don't want to touch it.

Nobody is going to be paying cash for this house. I have the leverage. The seller is delusional, but we REALLY want the house.
