Negotiate
First of all, review the appraisal for any errors or incorrect data. If you don't know how to do this, get someone who does to do it. There very well may be some area that could be adjusted up, there always is. Up or down, there is wiggle room in any appraisal. Nothing is set in stone.

Or just negotiate with the seller. Which would save you $5000 if they will just drop the price. It would be up to them, drop the $5 grand or find another buyer. Who will have the same problem assuming the appraisal remains at the lower number. Seems like a good chance you have to save the $5000 just by convincing the seller to reduce the price.

It depends on how bad the seller wants to get the place sold. If you don't have the money, that's your options.
