Walk away if they won´t drop to appraisal.

No one should pay over appraisal in this market unless there are some very unusual circumstances. And it doesn´t matter that they´ve already dropped from the asking price.

The purpose of negotiating is getting to the fair market price, however far that might be from their asking price, which is irrelevant.
