you need to find an agent that specializes in VA or FHA assumptions
That is the best course of action. They do the legwork to find the deals and put them together.
Sites like Roam and others don't yet have coverage in Virginia. But I suspect there are a LOT of VA loans to be assumed, available and on the market.
I'm in process of assuming a 2.5% loan on a home in the Phoenix MSA, with a payment that will be $1000/mo.

Yeah if I had access to a VA loan I would have bought asap. 0 down and no PMI? Seems like a no brainer
